Living in Cuernavaca, Austin – Why We Love Calling It Home

There’s something truly magical about waking up to sunlight streaming through oak trees, gentle sounds of birds outside — and then heading to the lake for a morning walk/run or to just sit by the water and meditate.

That’s my everyday reality here in Cuernavaca Austin, and honestly, I wouldn’t trade it for anything.

Living in Cuernavaca Austin feels like the perfect blend of tranquility and convenience. It’s one of the few lakefront communities in Austin with direct Lake Austin access — peaceful, green, and full of character — yet only about 20–25 minutes from downtown Austin.

And get this: the property tax rate is lower because it’s in the ETJ!

Living here is all about balance. It’s calm, welcoming, and very family-friendly.

On any given day, I can go boating/ paddle boarding on Lake Austin, grab lunch nearby, trapeze all over town, and still be home in time to watch the sunset through the trees.

My daughters often tell me how lucky we are to live here. In their words, Cuernavaca has everything a family could want —  Laura Bush Library, a lake with a beach, a playscape and pool, two grocery stores, a Montessori school, Civil Goat Coffee, Jo Jo Bakery, a thrift shop, Patrizi’s restaurant, Commons Ford Park for hiking, and various classes for kids.

Depending on where you live in Cuernavaca, you can easily walk to at least one of these spots.

On most days, you’ll see kids riding bikes, neighbors waving from golf carts, or families enjoying time at the private lakefront park with a boat ramp, playground, and picnic area.

Weekends often mean boating, paddle boarding, kayaking, or just soaking up a sunset on the lake — or maybe hiking at Commons Ford Park or visiting the Laura Bush Library.

My kids have been going to the library since they were babies — they love story times, book clubs, yoga, and game nights. We have spent so many of our weekends just chilling on the lake, playing with the ducks and jumping in the water.

And thanks to local gems like Civil Goat Coffee, Jo Jo Bakery, and Patrizi’s, families can enjoy breakfast, lunch, or a sweet treat without leaving the neighborhood.

One of the things I love most about Cuernavaca is how unique the homes are. There’s no “cookie-cutter” feel here. You’ll find mid-century ranch homes, modern remodels, and new builds with stunning Lake Austin or Hill Country views.

Many properties sit on large, tree-filled lots, giving families plenty of space and privacy. It’s a neighborhood where the homes feel as natural as the rolling hills and winding streets.

And for those who enjoy golf or resort-style relaxation, Barton Creek Resort and Austin Country Club are nearby.

Cuernavaca is also a part of the highly regarded Eanes Independent School District (EISD), which consistently ranks among the best in Texas.

Schools nearby include Barton Creek Elementary, West Ridge Middle, and Westlake High School.

Beyond academics, the community itself is a huge draw. Parents know each other, kids grow up together, and there’s a real sense of connection. Families don’t just move here for the schools — they stay for the neighborhood.

It’s one of the most sought-after Eanes ISD communities in all of West Austin.

For those exploring family-friendly Austin neighborhoods, Cuernavaca’s location provides easy access to nearby parks and shopping while keeping that serene, community feel. You’ll notice that variety is one of the area’s biggest draws. Whether you want a cozy retreat or a high-end custom home, there’s something for every lifestyle here.

Homes in Cuernavaca Austin real estate range from about $800K to over $3M, depending on size, lot, and location.

Because it’s such a desirable neighborhood within Eanes ISD, homes tend to sell quickly — and many families stay for years.

Every time I drive through the winding streets lined with oaks, I’m reminded why we love living here. It’s peaceful, neighborly, and feels like home the moment you turn in.

Cuernavaca isn’t just a neighborhood; it’s a lifestyle — calm yet connected, natural yet convenient, friendly yet private.

Once you experience it, it’s easy to see why families fall in love with this hidden gem neighborhood in Austin
